Stop guessing what maintenance actually costs.

Upkeep Index benchmarks real, anonymized maintenance invoices from buildings like yours. Know what an elevator contract, a roof replacement, or a boiler should cost before you sign the next one.

Sample illustration. Live benchmarks are built from contributed data.

From invoice to leverage

Built for property managers, co-op and condo boards, and owners who negotiate vendor contracts.

Browse the index

Search any job type: elevator contracts, roofing, boilers, plumbing, landscaping, pest control. See median, 25th/75th percentile, and 12-month trend for your market and building size.

Contribute anonymized invoices

Upload invoices or enter costs manually. Building and vendor names are stripped before anything is stored. Your data feeds the benchmarks you browse.

Benchmark your own costs

Log what your buildings pay and see each line item against the index. Anything above the 75th percentile gets flagged for your next renewal.

Negotiate with evidence

Walk into a contract renewal with the median for buildings like yours. "The index says $2,100/mo" beats "my friend's board pays less."

Export the proof

Board-ready PDF summaries per building: your costs versus the market, flagged overages, and the trend lines that back the budget conversation.

Why boards and managers subscribe

The incumbent is one anecdote from a peer. The index is the whole market.

Real invoices

What buildings actually paid

Not list prices, not book data. Anonymized invoices from real buildings in your market, refreshed as new costs arrive.

Market detail

Broken down by building type

Filters by building size, type, and neighborhood, so a 40-unit pre-war co-op compares against similar buildings, not Manhattan averages.

Trend lines

See where costs are going

Twelve-month trends per job type. Budget next year's assessment increase with data instead of last year's guess.

Anonymity

Safe to contribute

Vendor names, building names, and addresses are stripped before storage. Contributors see the market, never each other.

Renewal leverage

Evidence for the next negotiation

Every contract renewal becomes a conversation backed by hundreds of comparable datapoints, not a hunch.

Compounding

It gets better every month

Each contributed invoice tightens the ranges. Early contributors get lifetime pricing for helping build the dataset.

Simple annual pricing

One subscription, the full dataset. Tiers add workflow, not data.

Questions

Where do the benchmarks come from?

From anonymized real invoices and cost records contributed by subscribers: property managers, boards, and owners. Vendor names, building names, and addresses are stripped before anything is stored. Launch benchmarks are seeded from public NYC job filing and contractor rate data, then sharpened by contributions.

Is my building identifiable in the data?

No. Benchmarks only publish when a segment has enough contributing buildings to stay anonymous. You see the market, never individual buildings.

Why not just ask a friend what they pay?

One anecdote tells you one price from one vendor. The index tells you the median, the range, and the trend across your whole market. That is what moves a renewal negotiation.

Which markets are covered?

New York City launches first, with benchmarks segmented by borough and building type. More markets open as contributor density crosses the anonymity threshold.

What happens if I contribute bad data?

Contributions pass validation and outlier review before entering the index. The benchmarks reflect verified cost records, not guesses.
